@Chris Seveney If you know or have a recommendation for a property management company in the Dallas Tx area that would be amazing.

Most likely you'll never have an issue unless the company/person doing the repairs after the fire cut corners.

Difference is Primary you must work remote for a company or have a contract set up to show you will be working in that state.

I do plan on managing my first property myself if it's a buy and hold, and as I accumulated more properties I will be hiring a PM company.

We've thought about subbing out to a proper "property management" company but we really don't need help collecting rent or expenses (this is all done electronically online) or even finding new Tenants on the odd occasion when we have an Apt turnover (we use Brokers for that) ...

At least with the S&P the dead companies fall off but overall RE keeps the underperforming in the mix.If one is high income then just throwing cash at the stock market over the long haul a nice way to go.
