You can do anything from crowd funding, FHA/VA, 203k, Hard Money Lenders, Private Money Lenders, Partnerships, leveraging a self-directed IRA, etc. 

And I would certainly look at cash flow neutral to a little negative ... then I would do what I could to hook up with someone like Minh Le and get in on his partnership deals that are multi family.. or some other syndicator type.

Partnership are great tools, but very often the most fraught with problems!

The LLC just creates a operating agreement that is really beneficial in a partnership.
