Happy to send it directly if someone wants to DM me.The guide is unattributed and has no promotional content other than on the last page there is a brief mention of the RI Coalition of Housing Providers (a landlord advocacy group which tried to work with the legislature to mitigate the challenge of this new law) and RI Real Estate Investors Group (a networking and education group that has educated RI landlords on new laws like this since 2003).Hopefully everyone reading this is already aware of this new law and has already submitted their info to the new registry!

Many lenders generally have a 1-year lookback window where things will change as soon as its been 12 full months without a mortgage late (then will essentially no longer be a penalty besides any effect on FICO score)

I'd also put up a notice and have them call the old PM to confirm the change because there are too many scams going on.For the monthly fee, prorate it and determine a fair price for transferring funds and setting things up.

For your scenario, there are no one time close options for something like that, but I wouldn't do a 1 time close anyway because they are an absolute nightmare for clients and developers/contractors who actually want to get paid in a timely manner generally.
