I do have a rental property in Abingdon (Bel Air schools) and it's cash flowing nicely- however it used to be my primary residence, paid a lot of it off, refinanced to get the payment lower. 

For this I would nicely tell her excluded pets includes any visiting pets.

- Building is nice, seller essentially bought it as a single family, rehabbed it and converted it to a 2 family, but has some issues i wanted to fix but seller simply gave a 5k credit without fixing anything i asked for.

Those gals get a nice goody basket from me every Christmas.

Sounds like you could potentially have the perfect number of rentals in nice areas that don't cash flow that well (but should appreciate well over time), accelerate their depreciation with cost segregation, and have their losses perfectly balance out the flipping income.

In Sunnyvale or Mountain View that will get you a 3 bedroom nice town home but a single family home west of central expressway is no longer an option.

East Hill home (which is a good neighborhood here, though this is the less-nice part of that neighborhood in terms of home quality) with hardwood floors, partially finished walkout basement and located within blocks of downtown Eau Claire and Parks. 

Read the answer and see if the person appears knowledgeable and nice or whatever else matters to you.After going thru a few questions, you will have a few names.

However, if you aren't intending to return to the area and don't see a positive (in $$ terms) exit from the property (enough to make you want to keep it) than I would cut your losses/take your profits and invest elsewhere.As for purchasing in a new area...if you intend to stay in the area then buy nice house for your family.
