The Property Code presumes that 7 days is a reasonable period of time for the Landlord to repair a condition unless there are circumstances which establish that a different period of time is appropriate (such as the severity and nature of the condition and the availability of materials, labor, and utilities.)Tenants have more rights now than they ever have had in the past and Judges are normally on the side of the tenants.

Also, do you have documentation that the tenant has been notified of the new ownership & how /when/where the rents should be paid including late fees and things of that nature?

This is especially true for things like Wills and Estate planning documents because by their nature the signatory is not going to be around to vouch for their own signature after they are dead and their wishes are being implemented.Having a notary validate the identities and signatures is never a "bad" thing.

Raking up points on any site will not by the virtue of it get you more business however the more active you are at learning the the more successful you can become.I am new to this site however other sites of similar nature have helped me both through knowledge and through connections.My thoughts on real estate investing are simple.On your own you can do OK, with a partner you can do GOOD but with a network you will do GREAT!
