I suspected that 1st floor condos don't get too much love, but since this condo doesn't have an elevator, I figured it would be easier to move furniture into.  

Example:  if a ceiling light needed to be moved and/or installed, I'd highlight where it should go (with dimensions noted) and give that to the electrician.  

Speculating in asset classes outside of real estate with borrowed money is not a move I would personally make.  

Most parking is in an open area and the units canrock and move with the wind.

Population is growing aggressively and jobs are moving here especially with major employers like Intel, Google, Amazon, Nationwide, etc.

I moved here from Florida after seeing the projected growth.

However one thing I didn't anticipate was, while the aged sewer line could easily hand two people living in the property, when my tenants moved in and when the load on the sewer system went to five people, it couldn't keep up.Turns out the line had been damaged over time (orangeburg pipe) and was too narrow, so I had to pay to get it replaced. 

I'd also appreciate any tips from expert house flippers on how to penetrate the market.I've always been blessed with meeting the right people and partners in my previous journeys and am looking forward to making that happen again.Thank you all in advance!
