I've been looking for a mentor for a while now, intimidated with the thought of starting by myself, finding a house, purchasing it, then having no buyers to sell to and ruining my credit by buying a house with no immediate plan, I've been in neutral.

Rather than have a bunch of sales pitches and people wanting my money for mentoring.

My mentor used to tell me, "Mortgage brokers are worse than used car salesmen."

My mentor, Ben Graham, took this position many years ago, and everything I have seen since convinces me of its truth. - Warran Buffet, Chairman, Berkshire Hathaway, Inc. 

For the ladder I figure they are going to sue me because I provide it and junior misuses it therefor I stay away from them.

The rookie surgeon will have several mentors by their side for the first few steps, and you will have Bigger Pockets by your side as you work your way through all the scenarios involved with owning income real estate.Let me give another story I heard recently. 

And you can read, shadow people, intern and get mentors for your own education.But once you start growing, if you need skills or credibility or anything that you do not have, you can hire it.That said, I am all for college.  

They must spend a lot of money on AdWords though, I can't tell you how many times in the past month I've seen ads for "the cataclysmic shift that will make 95% of real estate investors impotent within the next 12 months" or "every successful real estate investor has a mentor".

Realistically, it would take about $1million more just to get the property back to good, not excellent, but good condition.He is out of money, borrowing money from his wife, not paying vendors, not paying contractors, not paying employees, not paying taxes, not paying state required business fees ... the list goes on and on.This is just a small example, and just one example of the expenses involved in ownership, which is why what you need to bring to the table is a very small issue.One of my mentors has this rule of thumb.
