For me at least, flips are like groundhogs day. 

I was looking to purchase the 3 unit apartment that I already lived in and I just asked my agent to find me at least a 2 unit and I continued to live in my apartment.

Eventually found out that the IRS has to release the transcript direct to the bank so the fact that the lender waited until the last minute to request it thinking they'd get it turned around quickly makes me think they were just dragging their feet trying to find a way to not lend to me at the last second.

I then tell them as long as it looks like there will be some meat on the bone after I rehab I'd love to see the deal.
