I know there are cold calling agencies that you can hire, but my guess is that it would cost less to hire a freelance cold caller.

You can try calling the program / agency and ask what their rent range is for a unit similar to yours. 

I can't imagine that would work long term.No, with a market tenant we would collect a single check and deposit it into a joint account.The difference is that market rents are self-reported income, whereas section 8 is reported to the IRS by the housing agency on a 1099. 

@Tom Chen if you are working with a turn key company, then it is not a dual agency.

Any and all requests by utility or governmental agencies to perform work on the property must be reported to Landlord, and Landlord must give consent prior to any modifications or repairs by such agencies."  .......Of course, have an appropriate attorney review your lease after any changes. 

Of course, if you don't have any primary home and this is the only property that you have then it really behooves you to speak with a lender that is familiar with agency guidelines (that is if you are looking for agency loans), as there are guidelines that both GSE's put in place and you want to make sure that you follow that. 

This was financed with an agency note with no recourse.

The lease did mention that the listing agency is doing this agreement on behalf of the owner and listed my name there.
