We rehabbed the interior, and we just got a letter from the HOA indicating that we’re getting a new roof and siding- paid for in full by insurance!

You may have some years you are able to skate by with it, but anytime you have to address the roof, windows, heating, cooling, etc. you're going to be out thousands more.The way you have it structured is the property won't cash flow under any circumstances.

@Tre Watson I assume a good amount of the rebuild (outer appearance such as style, color, roofing, setback, etc.) would have to be approved by the city and this would be step one.
