High interest rates make the costs of the construction loans very high (~10% at a bank) and with mortgage rates so high, there is little buyers out there which could lead to long holding times.

Is that for a long term rental or would you be doing mid-term or short term rental with higher rent? 

If you didn't specify, then the person you were talking to might have thought you were just talking about a short term rental / Air B&B.

Over the following years, I completely renovated the inside and outside of the home to convert it into a short term rental.

Depending on where the property is situated and the "local market conditions" I have them rented out as either long term, mid-term or short term.

Airbnb connects me with new Hosts (or I get my own organic leads) and take them from "uploading pictures to their first booking".
