Yeah -- I agree it doesn't look very inviting from your pictures or mine, and I can see how your clients may feel unsafe and refuse to exit the car.

The biggest mistake I see is people spend a ton of money on websites and squeeze pages, but spend zero on promotion.If I had $10K to spend, I would spend <25% on development and >75% on promotion.Think of it like this: The guy who restores a beautiful car and leaves it under a tarp in the garage, gets only those select invited friends to see the beauty.

If the topic is a niche that interests you, it’s a great opportunity to be focused on your niche.Retail: Meeting Space: Hotel/Motel, Conference Room, School, or LibraryMain Event: A Guru will be invited to the club to talk about their program, they are going to discuss how their system is the one that is going to take you to the next level.Time Frame: Usually 2 hrs longBenefit: Discovery of new systems and methods of being an investor and usually twist on the standard model.Attendees: You are going to get a lot of looky-lous, and wanna-be investors.Networking: Meeting Space: Restaurant, Coffee-house, or a barMain Event: Meeting new people and catching up with other investorsTime Frame: Between an hour to two, usually includes time to eatBenefit: Meeting new people who can help your investing career, from other investors to vendors who are looking to work with investors.Attendees: Here you are going to meet people who have one or two properties, getting into investing and looking to build their team, and vendors looking to find new clientsMastermind: Meeting Space: Restaurant, Coffee-house, or a barMain Event: Talking about current deals, and giving/getting adviceTime Frame: Between an hour to two, usually includes a meeting timeBenefit: Getting advice on your dealsAttendees: Active Investors who enjoy sharing their experiences and helping each other out.These of course are not strict definitions, most clubs are going to have a mix of each at each meeting.

I think with 6 months ownership you'd be pushing it and inviting potential trouble.

So if I wanted to do MF at the VERY least I would get my brokers license and work for a commercial broker that will get you in range of those that have the dough to buy these deals. social media is not going to cut it in any fashion in my mind.. not for sophisticated investments.. there are some private facebook stuff were guys that are accredited chat but you have to get invited and vetted normally I am in a few of those for lending platforms.. which are mainly ***** sessions about crowdfunding platforms and deals that are not working LOL. 

State "pet friendly" instead of "pets allowed with approval" -obviously you'll have to approve them, but sound more inviting up front.

However some look to be high crime areas.I've also seen that the REITS Invitation Homes and American Homes 4 Rent are active in some areas which is reassuring.
