In terms of risk, I assume you're not exactly sure about what all is wrong with the property you're getting? 

Investors can be demanding in terms of requesting lots of showings of lots of properties, then making lowball, unrealistic offers that result in the agent rarely making a dime.

In terms of the numbers, how does this one look for you? 

In terms of timeline, it depends on how fast you move, and how good your loan officer is.

We can relate to each other, and have been able to hopefully offer something in terms of things we've learned, introductions, etc.According to him, he's had quite a few people approach him with asks for mentor-ship and he noted for us, that we were unique in the sense that we were doing stuff (moving forward, etc). 

So I’ve been doing a ton of research on my market, analyzing deals, making connections etc.. and I have a partner who is suggesting that the deal be structured 65/35 in favor of him even though I’m the one finding the deal and all he’s doing is providing down payment funds.Am I crazy to think that this deal should be structured as him providing all the down payment funds and me doing literally EVERYTHING to be structured 50/50 in terms of profits?

If you know any other property owners in the neighborhood who recently completed a sale or refinance they will likely have a copy of the appraisal.Have your realtor pull all the sales comps within a mile or less and start picking the most similar properties in terms of square footage, bed/bath mix, etc. 

I see it more of a difference in how you all view finances, in terms of mixing them in a relationship. 

I'm okay with a little less return since I still believe real estate to be safer than the stock and a wise diversification option.What do you handle versus the property manager in terms of repairs, finances, screening, & evictions?
