I found that some of tenants(the major food chains) had early termination clauses with about 3/4 yearly buyout fee.

I can think of several cities that are more cash flow oriented, where there are diverse, stable industries (leading employers in Health care, financial services, food industry, colleges) providing a stronger economic underpinning that may hold up better in a down turn and do not have a history of getting frothy.

This makes them feel that you care about their experience, you also have monthly eyes on the property as well, and much easy to keep it in tip-tip shape.You will also want to make sure your amentities are curated for the MTR stayers; folks who may meal prep and need more appliances like slow cookers, instapots, aire fryers, and tupperware to store food or take with them to work (13 hr shift nurses).
