Don't be afraid to bird dog a deal for a few hundred dollars if it will increase your experience and prepare you for the next deal.

you  could have it inspected by somebody with state license.. to sure there are no hidden problems. it would be worth the couple hundred dollars to know from an unbias source. and IF by chance the person selling it doesnt agree to let you- then let that be a red flag.

Not unless you want to walk away from hundreds of thousands of dollars just waiting to be claimed.There are two questions that I ask my sellers that 99% of the other investors out there never ask and as a result do just that, leave countless money on the table.

Doing it yourself is a couple hundred dollars but you won't know if you did it correctly until it gets tested in court, at which point it will be too late.

@Katie Neason Just FYI many times when I answer a question, I am answering it not just for the benefit of the asker but also the hundreds reading along that might not have the same experience as the original poster. 

I'm not going to pay $2-4 per sqft to refinish wood floors when I can repaint them for a few hundred.

Budget a few hundred dollars to be safe.

It was an eye opening experience for me when I realized just how much time and money I was wasting, by trying to save a few hundred dollars per week.
