I currently have a duplex and 2 single family homes but I found a 8 plex that needs some rehabbing. 

We would like to split the homes and both have separate LLC’s moving forward.

Those who are most successful buying SFH's buy in markets that experience a sudden  appreciation event/spike in home ownership  creating an end buyer market that no longer consists primarily of investors.

If not I would pass and rent it as is (if in good rentable condition.)I only go into a full rehab when I am ready to sell the home.
