Not sure about the the answer to your first question, but I would 100% hire an attorney to draft that promissory note instead of using a cookie cutter template that might not cover all your bases.

Interview them like you are hiring them, not like they are hiring you.

It's not the cost of investing the equipment that caused me to hire a professional audio engineer but the time to fiddle with everything.

I hire a "permit expediter" who knows people...otherwise get ready for a mind boggling run around, ensconced in incompetency, contradictory ordinances, and sheer arbitrariness.

Other wise if its your money and your vertical loan then you could find many builders you would just hire on a fee basis.  

I am willing to do most of the painting work myself to save costs on hiring out!  

Most states now have FREE mediation services.. the companies that offer this for money by and large do little and you just spent good money that could have gone toward your problems and end up in the same place.. most of these companies in fact have been put out of business by States AG 's since there were so many complaints and so many people lost their homes dispite hiring these companies..
