I do not care that you don’t have MLS access, do not care that you cannot use SUPRA to show a home, and I do not care that you two are not independent enough to be on your own.

Also, be careful where in Beacon you buy as there are some rougher neighborhoods.I have a recommendation on a home inspector who typically I use.

Just be careful on payment as those transactions have no recourse, once you overpay and you don't like their job, you have no way of getting it back.

I don't care how much you have it under contract for or how much you stand to make, I care about my own profit margins.

Having an electrician/plumber do it will cost a lot more.Pro tip: If it's a lot of pipe/wire, you could consider piling it into a trailer or similar and taking it in to a scrap place.
