@Bill Wallace Is that something you would say because of your status as an agent and the potential return (about renewing 12 month lease) or sort of a rule of thumb?  

The book is sort of a parabel.

If not, still shoot for a triple net lease, and see what sort of pre-commitments you can secure.

Im still not swayed though I really do believe I can handle this and from what you guys say it sort of confirms it!.

I don't think I'll wing it next time and have some sort of a pitch in place and know what I want specifically out of the conversation.

Hello Jason,This site is a good way to do that, also you should join local real estate investing groups.Each investor is going to have their own criteria and experienced ones cantell you within 2-3 minutes if they want to pursue going further on a property,so I would recommend just getting as large a buyers list as you can andthe people with self sort as you send things out.

Maybe I'm worrying too much and maybe this sort of arrangement happens often so I figured I'd post it here.Any advice or anything that I should look out for?
