Sounds like you might want a good RE attorney on speed dial sooner than later to make sure everything goes as smoothly as possible. 

Apologies for not getting back sooner, for whatever reason I had not been notified when someone posted a reply.Here is a little more background:after reading all 112 pages of the declaration and its amendments, there was a rental restriction imposed back in 2009 which allowed for 50% non-owner occupied.

I  listen to them at the gym and on my way to work in the car.  

This is something you should familiarize yourself with sooner than later.

Welcome to BP @Jelani Jackson It no longer seems to be a far fetched thought to me that I could get into the business of real estate.As I look back I realize I could have started much sooner in real estate and would be farther along today if I had.

However, it does mean if they don't pay the rent within the required time period, then you can proceed with the eviction process.If they have the money, they will pay it sooner rather than later.

And despite comments to the contrary, you can put the property into an LLC at any time, and the sooner you do so the better.

The sooner the better!
