I use local and chain banks for checking and hold my money in an online savings account.

I have a savings account earning 0.1% at a national chain bank that just continues to pi$$ me off!

Some title insurers won't insure if there is a break in the chain of title insurance.

And all the money mistakes I made and years I lost were ALL MY FAULT.If people want to live in that $4K/month house that's generating zero cash flow for them and pay for that $2K lease/gas/gold-plated insurance policy on their shiny new depreciating luxury car out of their own pocket and live paycheck to paycheck, THAT'S ON THEM. 

Do some research on the internet for brokers local to you and decide if you want to go with a small boutique brokerage, a big national chain, or something in the middle.

If you have done jobs in the city and have been direct to sellers who may be looking to liquidate, motivated direct to seller leads are gold around here.

Use a warranty deed if you want to keep your title insurance and keep a better chain of title for the next owner.

I, however, think this place is a gold mine.
