Hi Bryce,I will not reply with respect to the numbers, but I would highly recommend that you either create a Joint Venture Agreement to describe all of the terms of you and your partner's agreement, or form a jointly owned entity with very carefully written partnership language included in the Operating Agreement to deal with your specific agreement.

@Albert ArguellesThere are 2 possibilities, as other people have noted1 a short sale negotiated with the bank, discounted at least 50 k from ARV 2 A joint venture with the seller agreeing that buyer would buy it on SellerFinancing , give a note for equity, fix it w private funds, resell it, pay off bank at resale, and pay off private lender for rehab and pay off seller for equity
