What they are selling/teaching is the same basic things that have been taught for decades (maybe centuries), very generic, and in a lot of cases very wrong...or at best very out dated.As far as the cost is concerned, would you not say that an education on how to spend, use, control and make Millions of dollars over the next <fill in a number here> years is worth spending a few bucks on?  

For someone who only plans to invest in 5-10 properties does it make sense to just have a generic email address, and have checks made out to you personally?

Before I bought my first investment property I talked to a bunch of local investors, some of them gave me some generic albeit helpful info and then there were others who really helped educate me and gave me the confidence to do the deal.

Dues from its membership fees generally don't cover the annual operating expenses, so they supplement their income by bringing in national speakers that do have a product to sell.

You're not likely to find anyone wanting to assume a Freddie SBL because you can't get a supplemental on it.

Others have been very generic and say something like, "we want to buy your house at.." followed by the address.  

I'd have love to have bought it, but the rents wouldn't come close to covering the mortgage and I'm not in a position to supplement the difference until I could cash in. 

So far I've found a couple generic contracts online but I don't feel too comfortable with them.

I'm not flogging rent to own "opportunities" or offering generic, crappy advice devoid of context.The difference in my personal situation and the OPs situation is night and day.
