@Nate Stitchell it is more of an "order of operation" game than anything.

In my experience, most of the time when people ask me if I am the owner/landlord/property manager, they usually have pretty bad financial situation, and often time they were already rejected by the large complexes, so now they are taking their chances with the" operator owners" , and they are hoping/praying that they will not get another rejection for their application fees.

Logging companies have pretty high operating costs and usually require a certain amount of volume on a tract to make it worth moving equipment to the site.

Typical is to have the building under contract and past physical DD, just to avoid the cost/time of setting up the LLC and operating agreement. 

I understand that New York is a "lawyer closing state" and that the lawyers are intimately involved in every step of the process and that they generate an abstract of title before the closing, which apparently goes back to the time of the French-Indian Wars.The lawyer we retained to handle the sale will charge $750 for the abstract search and claims it will take 6 weeks to complete.

In 2013 I bought a 4-plex for about $60k in a rural area that (I was told) had been raided by the swat team because of a drug dealer operating out of it.

I am a landlord that is interested in signing however it looks like Seattle rental law requires home owners to operate airbnb and restrict it to 2 units with one being as primary.

Plus, I've got a lot of other things I'd rather be doing than spending endless hours generating leads.
