There's easy math for how this works from a development perspective:1.

LLCs are passthrough entities, meaning that they are effectively the same as buying in your own name from a tax perspective assuming it's a single member LLC.

For smells, the house is clean as clean can be and has about a dozen plug-ins all over to keep it fresh.

I've heard amazing testimonials, so that's the perspective I see. 

To me, I consider maintenance to include upgrades annually to keep the place "hotel fresh". 

My thought of increasing a down payment to get a lower interest rate will seem vile to them :-)  So just take this as one of many perspectives.

From my perspective I think it is best to hire a GC and manage him.
