I found an older home that needs some work and I am negotiating the contract with the seller.

But like looking at Bullhead city, I found a great property, but it's been sitting for sale for a year.

If for whatever reasons ( mostly religious I suppose), having a loan is not an option, there are other ways I have found out.

They charged a much higher price than I did (although I received much less profit) which wouldn't have been so bad but they couldn't seem to get it rented very much, plus, even when they did, there were always last minute cancellations (maybe found a better place for less money?).  

If found vacant, they assign a property preservation co.  

I have found a home that is going to foreclosure because the owner is deceased.  

I would love to know how those of you who have invested in multi units in the twin cities have hit your Cash on Cash ROI & cash flow goals, given that the properties I've found on the MLS have multiple offers and seem to be flying off the market at or above asking price.

Stuff just got real.First thing I did was insured it.Then I hunted and found someone to do the title work.

Right now with this deal I'm in for a 5-10% equity share, I found the deal, am having my commercial realtor write up the offer, and am bringing the management company.
