Per FNMA guidelines, borrowers must meet one of the below:A) be a US CitizenB) be a Permanent Resident AlienC) be a Non-Permanent Alien with authority to work in the US and proof of current US residencyD) be a Foreign National from Canada or Mexico working under NAFTA.However I believe lower LTV would apply to Foreign Nationals.

Best to have the LLC in the state you are doing business but since you already have an LLC as long as you foreign qualify it in GA it will be about the same cost and same everything else, it will just put both your properties in the same LLC
