Which would force me to also update the building to get FMR otherwise I'll have to consider renting out for $200/room and that is not very profitable and I think there's a time where it's just too cheap.I think the sub 400k offer is a solid one and I'll have to stick to that 350k range or pass on it.

I'm leaning towards leveraging the money to get into a small commercial property to try and get both cash flow and forced appreciation, but I don't think it will be easy to find a property that fits that budget and a lender who will work with me.Cheers,Aaron

In the states where I work, without the cancellation agreement, the seller can't sell the property as the purchase agreement is still in force, despite the no show.

However, if a determined tenant could display that you were charging them more rent for a duplicate property, for no justifiable business reason (rents went up after lease expiration, building taxes, etc), than another tenant, they could probably come up with a protected class reason that you were violating - race, age, family status, etc, and then you would be forced to use your "pain in the ***" logic in court to defend the differential.So I would say you should probably not proceed down that road, and if you do, I would probably delete this thread.
