I dont know the area or strip malls...but thats a pretty high cap rate in general in todays environment.

I enjoy hunting, fishing and spending time with my fam. 

In this environment, it would be hard to toss a stone into any local real estate club and not hit a potential lender.Some private/hard money lenders will not allow a second but many will.

The environment we grew up in is the soil. 

I expected higher than primary residence but isn’t this really, really high in today’s environment?

One of the best investments for SD IRA in my opinion is private lending for the following reasons: - low risk, your investment is protected by a collateral (real property) at low LTV- it is completely passive, I get monthly payment direct deposited into my bank account- you get decent returns (I average over 10%)Of course there are number of other ways to invest and this might not be for everyone, but it is a great way to diversify and invest in tax-deferred or tax-free (in case of a Roth) environment. 

While I don't see a down-turn on the horizon, I'd rather be safe than sorry, and what I don't want is to be holding the same exact product everyone else is in sycj an environment.

We home school our kids through middle school (usually because it’s not the best environment during that time in their lives and we can help our kids learn a lot more at home during that time including helping them develop their talents).

Because it is attitudes like yours that do damage to the industry and creates an environment that causes more Government regulation.
