I like letters as we have probably had more success, but am also a fan of a two sided color postcard.You can write out an address real quick, put a stamp on it and fire it off in seconds.Letters take a little more time.We have had good results on both.We like to keep an excel spreadsheet on all contacts with date of contact and results (talked to them, they called us, they want to sell, they dont want to sell, etc.).we also like to drive by those properties that people are on the fence or saying maybe - and take a photo of the property and create a file of notes for when the owner finally calls and says yes.i hope this helps - we have a few other marketing things we do but you just asked about postcards.Brad McLeod

The condition of the carpet wasnt so great before..very worn down. and what was i thinking..well actually my dog is fully potty trained...but my husband wanted a puppy..after i said no its a pain in the A$$ to train them and theyre too much work..hah he said oh no ill train him...well a year later hes finally trained..not because of my husband lol. anyways its cheap carpet and wasnt in great condition before...it had definatly been professionally cleaned before hand but with a oil based soap because a few staines came up as we lived there.

To find these properties, I won't look at a rental unless the monthly gross rents will be at least 2% of the acquisition cost (purchase price + rehab).Cap rate is meaningless for SFHs and small multi-unit buildings.

I think I am kind of confused when it comes to the short sale process... are the banks still willing to short sale if the foreclosure has reached final judgement and the auction has been scheduled, or is it more effective to find those home owners who just had Lis Pendens filed and save the bank the trouble of the rest of the foreclosure process.Thanks
