Im a fix n flipper, and this is my first year reporting income from the business to the tax man and I don't want my taxes to have been reported incorrectly for fear of future issues should they arise. 

I think it is a great business to be in.

Your relationship with a CC means nothing to a bank except credit score-very different businesses. 

An LLC is used for business related assets.A house-hack is a partially personal / partially business related assetAn LLC is normally best when personal and business are not 'comingled'best to talk to an attorney to see if you will get the asset protection you are looking for.

If you can't treat this like a business and get rid of bad renters, then I recommend you hire someone to do it for you. 

They give you discounts on West Elm, Pottery Barn, etc and a membership is free if you have a business.  

@Summer Dechanukul if someone can't say they have been deceived by a contractor or someone else in business then they haven't done much business.
