I suggest if you use cozy.co you voice your concerns to apartments.com about the poor interface and inability to request screen tenants as I suspect all existing members will be forced to use this poorly executed site.

Your personally owned property management company is a disqualified person.For you as an individual acting as manager of an IRA owned LLC to execute a contract, pay expenses and receive income - on a limited basis - is not going to be considered "adding value through the provision of goods or services". 

Make sure they have a track record of executing these types of deals.

I know a few private lenders who unfortunately had to foreclose on a loan because the investor could not execute the investment.  

Having come to the conclusion that a number of these variable are market specific, when one looks at a operators pitch deck/executive summary what can you look at (numbers wise) from Income/Expense statements to cross check to see if deal (single asset syndication) is reasonable specifically related the quantitative apartment specific information in relation to the deal? 

Get informed, make a decisions, execute.
