And No you cannot get title by simply paying the tax's.Adverse possession is a very long drawn out and complicated process and paying tax's is just one component.

Others say it's a critical component not only in valuations but also perceived risk.

I personally am typically interested in seller financing because I am looking for low money down solutions and my DTI is really high so I would be willing to pay more and with a higher interest rate to get the low money down component but this will really depend on your buyer and seller. 

I highlighted the content and wording which appeared most beneficial, then blended all components into a well written lease.

I guess the only way to figure that component out is to start using some of them and do walk through of houses and see what/how they approach it.
