Empowered by Governor Gavin Newsom with expanded emergency authority, the Judicial Council of California voted at its emergency meeting to suspend all unlawful detainer actions until 90 days after California’s COVID-19 State of Emergency ends or until the Judicial Council rules are amended or repealed.

@Joseph Parker Hi Joseph,  I applied for the PPP and Emergency Assistance program as well. 

My current tenant was paying way below market rent, but do to the state of emergency I’m only able to raise rent %10.

Looks like the county is trying an emergency assistance program that will give renters $1000 per month for 3 months as rent assistance.

Many retail stores and services are seeing a sharp decline in demand or are totally closed, while others are adapting customer experiences and distribution channels to conform to new norms around social distancing, and a few are capitalizing on emergent needs, such as for consumer staples like packaged food, household cleaners, medication and home office supplies.

My other 4 plex needed an emergency reroofing so no income for awhile there.

But then you have missed all the growth during that time where it could have potentially recovered to what is was pre-COVID.I personally prefer to keep allocated money to its dedicated purpose and strictly stick to this rule unless there is a true emergency scenario. 

If the Va Governor didnt say one way or the other my butt wiould be at my property doing emergency repairs necessary for the health and well being of my tenants .
