I’d be surprised if they would have any intention of having her personal effects all taken out before the end of the month, so that would open up a dialog to confirm they’d keep paying rent on the unit through the end of the year, which could lead to another window to address clean up costs (if that isn’t something covered by insurance).If death doesn’t terminate a lease, would there be a way to mention that of course you wouldn’t expect to require the estate to continue payment till the end of its term?

The lender didn't understand that mine and my co-signers (my mother) income were both from self-employment and after he found out a couple months after giving him all this information and being approved, we were called and told he can no longer go through with it.Needless to say, my girlfriend is very upset as this was going to be a primary residence for us to start a family (as well as a location for my personal training business).

As a wholesaler, I am a self-represented investor, and as long as I disclose in my cover letter to the seller that I am a licensed agent, self-representing, that I have a financial interest in the transaction, and that I am not representing anyone else in the transaction, I can do wholesale contracts.

Look into doing a rollover to either a self directed IRA or a ROBS 401k (Roll Over Business Startup), perhaps you delay the taxable distribution.Good luck.Carol
