this is going to be a dry read...

We need to keep track of every repair done to our buildings, our units, right down to the last nail, the last dry wall, the date, the cost, who did the work , the time, when.  

It it was heavy snow it helps, it it was rot I should cut it down. 

The wax ring had gone bad which led to rotting of the wood beneath the floor and we had to rip out the a fair amount of the tile only to discover more rot and the sink had to be taken out and replaced.

For example, we looked at one duplex (also in KC) that we pulled out of after the inspection found mold and dry rot - after the rehab was supposedly done.

I leave those in place along with making sure there is a roll or two of toilet paper and paper towels to dry hands.

I stand corrected and with egg on my face... and in the last two years the amount of re birth their you would have to be blind not to see it.. cities turn and this one is turning quick there are going to be multi millions made here in the repositioning of these assets that were left to rot last decade or so.How is that for humble pie ?  

Drive them in with a hammer good and solid and put the screws wherever you need them after the glue dries.

Credit will dry up and people will not be able to borrow money , but will still have to pay what they owe.
