Just look at the return that you would make and let that drive your investing decision.

One of my lessons learned is to start high and lowering rent if there are no bites. rents will go up in this area as the surrounding parts of town are growing tremendously.   

In this market, many wholesalers, agents, and brokers have investment properties sold on the drive home after signing the purchase contract or listing agreement. 

Now, Mark will be starting the rehab of my single family home.My past investments have always been driving distance from where I reside whether when I lived in Miami, FL and now in Seattle, WA.

If it has a damaged surface just pull and replace (expensive but lasts longer...do acrylic and set in spray foam or plaster of paris) but if surface is okay use caulk remover to get the caulk softened between the tub and surround.

Usually just by these metrics, you can get a high level overview of where demand may be going.Also, you could speak to surrounding brokers and property management companies to get secondhand opinions.

Keep in mind they speak with hundreds if not thousands of folks with the same idea and same drive.

However, they will still get a copy of the sales contract because they need to do their due diligence on their end, (while making a lending decision), and follow through with all the rules and regulations that surround that highly-regulated industry, so they can prepare and execute the mortgage contract.
