That being said you do have one risky strategy you can try that I will describe below.There are two relevant orders, to evictions and one that has to do with price gouging.The most relevant to you at this time is Emergency Executive Order 20-79; Rescinding Emergency Executive Orders 20-14 and 20-73.

more velocity of money the faster your wealth can build. try and find a balance of long term buy and holds for passive income down the road but you can also use real estatse as a tool to make more money ie flipping wholesaling or brrr as described above  to make more money to buy more buy and hold. check out@thachnguyen on instagram that guy kills doing that buy haveing very specific criteria to what do do with a property.
