Right off the old highway. 5 bed/3 bath, 3 fireplaces, big parking lot. storage shed. 

Don't forget that they need to lend money to his bed if you need to borrow it.

Nothing to out of the ordinary such as X amount until death.

So maybe in your case, you look for folks with 3 beds that have a household income  X% above the average of the area.

OK - so, you mean to tell me that you would trade $30,000 in exchange for $5,000 which may happen (of the roof doesn't leak, units don't get trashed, tenants don't skip in the night, main water line doesn't freeze, bed-bugs aren't brought in, and a million other things..)
