If this fails, you can always go with another lender, you’ll find that if you share the challenge you had with the prior lender and be upfront about the errors you perceive, they will often try to be very accommodating.

I don't live in PA but I know there can be differences in the laws for residential (small multi-family homes) and commercial properties (in NY I think it's over 4 families) Most often a standard lease is used that can be purchased in Staples, but sometimes a standard lease does not cover all aspects - for example- using the yard, basement, parking accommodations, shoveling snow, etc.

What are your accommodation costs currently?

So if the shed is 10x10 do an 11x11 pad to accommodate it. 6" deep would most likely be plenty.

Refinancing is no different than any other loan...just make sure your term of your hard money loan is long enough to accommodate your exit from it.  

The epicenter of the development sparks the surrounding areas to accommodate to the new business brought in.

Also ask if it would be worthwhile running a CLUE (Comprehensive Loss Underwriting Exchange) report on the property.Check with your electrician to see if they recommend anything since the house was hit by lightning.Good luck.

Generally, in order to buy a replacement property, make improvements to it and have both the purchase cost and the improvement costs qualify for 1031 Exchange treatment, the legal title to the property must be acquired and held ("parked") by an Exchange Accommodation Titleholder (usually a sister company of the Qualified Intermediary) during the 180 day exchange period. 

They make money from you being there regardless of how you run your business, so I'm sure someone will accommodate you.
