If they got short with me, or wanted to deal grief I'd  deal with them less passively, "call the manager or call the number set up to take your calls (in my case it was call the office)" then I'd  say "have a nice day" and hang up!

Yes, a PM managing for others, the general public, should hold a license.I would think that there would be a RE broker who would allow a new agent to hang a license, for a small fee, allowing rentals, the E&O coverage alone would probably be worth the fees and any backroom support they may lien on in any conflict.

So, the care given initially can backfire, it can work both ways.Your property is in its best condition now to be sold than down the road, so if you're inclined to sell, I've always found hanging on doesn't pay off unless you hold for a longer term, 7 to 10 years as your depreciation will play on the future sale.

I have workman's comp, but I need to verify with my policy and my homeowners that stuff like that is covered, because I often hire friends to come in and demo/hang drywall/etc.

My renters up and signed a new lease elsewhere when I told them I needed to sell it by September 30, so I could actually re-rent it for March 1 at the higher rent.Depending on what the realtors come back with for a realistic sales price (and what we estimate to net from it), we may choose to hang onto it for a few more years and then do a 1031.
