In most cases, if you buy with a conventional loan then you do not need to live in the property and are free to rent it out immediately, however , if you qualified for the loan with the subject property being a primary residence on your loan application than you must occupy the property for at least one year. 

@Thomas Hausfeld welcome - have a few buddies that graduated from Bishop Caroll as well as my mother - but WAY before your time...ha - Take some RE classes as electives at WSU - they have some pretty good teachers - the head of the RE dept is a great guy - can learn lots from him and get a few doors opened if RE is what you're interested in. 

We share the same legal address, utilities and airways.In this specific living environment with a spouse that has been hospitalized with allergies due to pets, can we decline to accommodate assistance animals in our own home residence?

Have a kitchen remodel I'm planning on my personal residence as well as having an egress window cut out for a bedroom addition.

@Christy Holt it isn't your primary residence, so the bank factored that into your interest rate.

I have a HELOC loan on my primary residence and I have recently had some family that I'm going to have to leave the state to take care of and it's going to be a substantial amount of time  2 years minimum and I was wondering if I could rent my home out  while I am away taking care of family  not selling my residence  but renting it out for two years while I take care of my family business ?

No debt besides a mortgage for less than 50% of our $300+K primary residence. 

I'm I able to get a FHA loan and make the duplex my primary residents fro a year and then rent it out?
