Either way, be consistent with it and after a long enough time to honestly evaluate your marketing effort, either continue it or stop it, ie...green light/red light.

I'd be more concerned with 2 things:1) The drastic temperature change the house will experience in going from white to black shingles2) A home inspector for your end buyer who might throw up a red flag since he won't run into something like that very often.

Tangentially, I'm actually kind of surprised that the scientific consensus that magnitude 8 or 9 earthquake is definitely coming for Portland and Seattle in the next 50 years hasn't slowed down development sales, even though many of the beautiful old houses in Portland aren't even eligible for earthquake insurance.

Diving under the ice was the most beautiful thing- and finding gold on the seafloor and being watched from the shadows by a spotted ice seal- that said though, the people striking it rich out there were doing it in the form of tv contracts, not so much dredging.
