As a real estate agent, what is the most important thing for you when going on a listing appointment?

You talk a lot about the environment of what's around - it would be good to put a little guidebook or show some aerial photos of what is around.

Just from a mail trick and the scripts when doing in-person appointments has gained me 5 deals.

Highly recommend scheduling an open house type situation, or, if Covid limits this, have back to back appointments for 15 minutes.

Doesn't sound like this is an actual listing agreement, rather an agent went to a listing appointment and offered to buy the property directly from the owner rather than list it for them. 

I am also curious as to what your conversion rates are- how many calls it takes you to get a listing appointment, how many appointments it takes for you convert into an actual listing, customer cost, etc., and whatever important info you would like to share. 

Best case, you'll find that the deceased person's estate was probated and a personal representative (exec or admin) appointed who can sign your release.

Most of the people I schedule appointments with don't show up to even give me a quote.
