The presence of an additional flooring layer should not matter unless the weight puts you over the bearing ability of your floor system. 

I also have 2 vacation rentals in Nashville market and have also been researching other markets to invest in a short term rental property.The concern I have with becoming too heavily weighted in Nashville (or any market) is the change in regulation.
