A lot of people dream and never get in the game.  

You should transition into it.It is still to early in the game for you to know if you can make a lot of money flipping houses.

Right now I dont wont them to call people but I know that some of them specialize in lead generation, but I don't want the  to go to CL and just get me names and numbers bc once I had them get some information about buyers and the leads was crap.I know that not every lead is gold but I would like for all of them not to be junk.I dont wont them to cut and paste from then newspaper or web sites.

Also, Are there any web sites that can help me determine if a area is a good or bad Neighborhood?

You will want the tenant to have some "skin" in the game.

If you are new to the game , dont jump in with both feet , its sink or swim . if you havent dealt with contractors before , they will smell it , and you will pay for it .
