Back then you didn't want to get stuck with cash because you then paid tax on it.In the regular form of the 1031 now you simply sell and as long as you reinvest all the cash proceeds you get from the sale and purchase at least as much as you sold you will not incur tax.

Now, I take full responsibility for my ignorance here and just blindly signing things, especially as someone who deals with commercial finance regularly and has his own clients sign similar fee agreements.Honestly it just never occurred to me mostly because I was just so damn excited to sell the house and be done with it.

We did a little research to find out how many of our tenants have made at least partial deposits in cash and we found out 4 tenants regularly make entire payment in cash and that most of the other tenants who deposit directly to our account have made at least partial payment in cash at least once in the past year.We called a couple national banks and they have a similar policy as Wells Fargo is enacting.

I think with a decent renovation budget (redo floors, update kitchen, add a second bathroom), it would bring in a lot more rent and would increase the value of the home.
