Anybody have any advice? 

I have had several Colorado LLCs (single member LLCS with one single family residential rental per LLC, so very small-time) for a decade, and always file my periodic report so am in good standing with the Colorado Secretary of State, but have only just heard that I need to file a BOI report before the end of the year.

I have the chance to do this right with an investment mindset.

Many people that reach out don't have the 50% down to even achieve this option.  

Wholesalers have no intention of purchasing the property.

In multi-unit buildings, I just have my maintenance team toss this stuff in the basement in maintenance room where we can deal with it later. 

What steps went into getting the issues fixed?

Have you invested with them in the past?   

And most people don't have a long term mindset. 

If your agent is that good, they should have the answers.
