@Ryan BendinelliThat is an interesting question and I am not certain of the correct answer.The mix use with you still living there creates a lot of question regarding your homestead, depreciation, income ...I would look at selling the property to a C Corp in installment sale to get the full section 121 exclusion.

@Ryan K.If you weren't going to live in it, it would be a great commercial, mixed use purchase. 25% down and call it a day.As it is, FHA may do it as a primary residence, but it has to have at least 50% residential square footage.
