To All:  Positive:  You might source a great off market deal at a crazy low GRM:  like 3-5.

I'm open to purchasing a property turn key, or to buying something that needs a bit of work up front.

One other thing to keep in mind from his comments--the key to a good deal is a seller that is motivated and NEEDS to sell (as opposed to just WANTS to sell.)I often make 3 offers:  all cash, 50% of market value. 

It needs to further state that keys are to be returned and all personal belongings removed in order to receive the payment.
